Tenant Fees

The following fees apply to applicants and tenants:

Application Fee: The Application Fee is £400 (inc VAT) if one applicant for a property or £200 (inc VAT) per person if more than one applicant. If a guarantor is required, the fee is £200 (inc VAT) per guarantor. The Application Fee(s) are not refundable. However, if due to unforeseen circumstances the landlord has to withdraw the property, the Application Fees will be returned in full.

Holding Deposit: The Holding Deposit is £250 and will be deducted in full from the Tenancy Deposit amount payable on the commencement of the tenancy. Should you decide not to proceed with the tenancy, the Holding Deposit is not refundable. However, if due to unforeseen circumstances the landlord has to withdraw the property, or the references are unsatisfactory, the Holding Deposit will be returned in full. Please note that the Holding Deposit amount will be deducted in full from the Opening Invoice.

Opening Invoice: Before you can move in, we will require the Opening Invoice to be paid in cleared funds i.e. by way of bank transfer, banker’s draft or cheque. The Opening Invoice will be for the first months rent and the Tenancy Deposit (an amount equal to 6 weeks rent less the Holding Deposit amount).

Late rent payments: If the rent standing order is not honoured by your bank, there will be a charge of £30 (inc VAT) to cover administration. If we have to remind you of overdue rent, an administration fee of £30 (inc VAT) will be payable on every written rent demand. If you pay any part of the rent (except the first months rent) in cash, an administration fee of £30 (inc VAT) is payable each time.

Tenancy renewal: If we are managing the property, we will write to you before the fixed period is due to expire asking whether you wish to extend your tenancy for a further fixed period. If you do, you will be required to pay a tenancy renewal fee of £150 (inc VAT) and we will then proceed to complete the formalities. The landlord reserves the right to re-reference you and/ or guarantor before a new tenancy is granted. Subject to contract.

Other fees: A) There is a charge of £60 (inc VAT) if you lock yourself out of your property and we attend with the management keys to gain you entry. (B) If you lose your keys, it may be necessary to change the locks on all external doors. You will be liable for the cost of changing the locks (plus two additional sets of keys for management/ landlord purposes) and be charged a £60 (inc VAT) admin fee. (C) If you are unable to be present when a contractor needs to attend the property and you wish for them to be accompanied by a member of our staff, there is a charge of £60 (inc VAT) per hour – minimum charge is £60 inc VAT. (D) If an appointment is booked in agreement with you and you fail to be present (when reasonable prior notice of cancellation has not been received from you), a cancellation fee of £60 (inc VAT) will be charged. (E) If we are called to the property for a fault/issue which you should reasonably have resolved by following the instructions given (by way of instruction manual or otherwise), or where there is no fault/ issue found by us, or the fault/issue is determined to have occurred by your actions (e.g. a faulty electrical appliance belonging to you causing the electrics to cut out), a fee of £60 (inc VAT) will be charged. (F) If we need to send a contractor to the property for a fault/issue which you should reasonably have resolved by following the instructions given (by way of instruction manual or otherwise), or where there is no fault/ issue found by the contractor, or the fault/issue is determined to have occurred by your actions (e.g. a faulty electrical appliance belonging to you causing the electrics to cut out), then the contractors fee may be payable in full by you. (G) Cheques returned to us unpaid will incur a charge of £60 (inc VAT) (H) If you request a change of tenant, a fee of £360 (inc VAT) will be payable per tenant changed. Note that any change of tenant is subject to landlord approval.
