Cardiff landlord and letting show 2014 round up

The first ever Cardiff stop of the Landlord & Letting Show has reached its conclusion, but it was a fantastic couple of days for all concerned.

Bringing together an array of people from many different fields and backgrounds, the show was the perfect place for anyone involved in property. Landlords, prospective landlords, letting agents, investors, developers, service providers and more all had the opportunity to network, discover new products and attend seminars from leading players in the industry.

The show got off to a great start, and anyone feeling a little tight after a long journey could relax and enjoy a free massage. Courtesy of the Residential Landlords Association

Over the two days there were 30 free seminars split over three different rooms for guests to attend.

Day one kicked off in room three with a lecture on 'Successfully letting your property to students' by Nick Emms, marketing consultant at accommodationforstudents.com, while over in room one Dave Absalom of the Residential Landlords Association educated attendees on 'Letting agents: the good, the bad and how to choose wisely'.

Letting out a property on your own can be a rather daunting task, which is why many landlords choose to work with letting agents. If you're currently weighing up your options, have a read of our article 'Seven benefits of using a letting agent' .

Wayne Morris, the self-proclaimed Houses of Multiple Occupation (HMO) Daddy, opened up room two with a seminar entitled 'Should you consider an HMO in your property portfolio?' Morris now owns 110 HMOs, 30 single let properties and has 20 lease option properties for an entire portfolio of more than 780 rooms.

Exhibits were bustling all throughout the day. One of the final seminars of the day came from Paul Routledge from Landlord Referencing, discussing 'The importance of tenant referencing'. Through experience and extensive screening a quality letting can always ensure that the best possible tenants will be found for your property.

Doug Hall from RLA Mortgages got day two off to a great start with his second seminar of the event: 'The BTL mortgage market and how to source the most suitable product for you'.

Winding down day two, Andrew Borrill from Property Portfolio Builder gave some great tips to those who attended his seminar entitled 'Avoiding common mistakes whilst profiting from property'.

Common mistakes could include ensuring that all of your legal requirements are taken care of, and that proper inventories are carried out. If you're unsure of anything you can always get in touch with us at clifton@intire.co.uk.

The next Landlord and Letting Show takes place at The Barbican in London on September 10 and 11 2014. Whatever your involvement in property, we're sure you'll find something to help you succeed further.
