Smoke and fire alarm legislation to impact all Bristol and Bath private landlords

The key element of the legislation is that all private landlords in England will be required by law to install working smoke and carbon monoxide alarms in their rented properties.

One of the most important elements of the new legislation – which comes into force on 01st October – is that this new legislation will be statutory law. Not optional.

On the Government’s website, it is clearly stated that “the proposed changes to the law would require landlords to install smoke alarms on every floor of their property, and test them at the start of every tenancy.”

The website states that “landlords would also need to install carbon monoxide alarms in high-risk rooms – such as those where a solid fuel heating system in installed.”

Local Authorities will enforce the new legislation, and non-compliance by private landlords in Bristol and Bath could receive them a penalty charge of up to £5,000.
